Completion of Works at 26 St. Bernard’s Road

Work has completed for a Fellows House refurbishment and garage conversion for St. John’s College.

By converting the garage into internal ground floor space, the living room has moved from first floor level to ground floor level, allowing for a better use of the space and flow within the property. The demolition of an internal wall between the kitchen and living space has allowed for the reception areas to be connected and function more efficiently. Removing the existing wall between the kitchen and garage, has also allowed for dual aspect light to enter the space.

The ground floor rear window and external door were removed and replaced with a larger door to allow greater light into the space and improve the connection with the garden. By raising the sill of the small window to the rear, additional kitchen worktops now run along the northern wall of the property, to directly look out upon the garden.

With the relocation of the living room to ground floor, a master bedroom has been created at the front of the property, while keeping the two existing bedrooms as existing.

Windows have been replaced throughout with modern, sash style windows for improved thermal performance.
